Zoning Bylaw No. 320 Adopted
April 22, 2025 update: Council adopted Zoning Bylaw No. 320, which builds off of the Community Vision, incorporates recommendations in the new Official Community Plan, and considers the City’s rapid growth and housing objectives.
The new bylaw represents a significant shift in regulations, which support increased heights and densities in the City’s Urban and Neighbourhood Centres, providing ample opportunity for growth over the next 20 years.
The proposed Zoning Bylaw No. 0320 includes the following:
- Introduction of five new urban and neighbourhood centre zones, with corresponding changes to related regulations throughout the bylaw.
- Creation of a density bonusing program consistent with OCP direction to support the supply of priority housing.
- Update to parking regulations to address anticipated new mixed uses, density and built form.
- Key updates to regulation and interpretation based on feedback from staff, Council and the development community regarding the existing bylaw.
- Integration of identified corrections, errors and omissions from the more recent Provincial housing amendments related to Bill 26, 44 and 47.
- Mapping amendments.
